1. Why is it only $99?
We are building our database and would like it to be the largest in the country. Therefore we offer the service to you at a bare minimum price so we can reach our goal as soon as possible.
2. Are there any additional fees, other than the $99?
There are no other fees for your advertising. Although if you do not have access to a digital Camera or Scanner, our Customer Service Department can add your photos for you. This has a handling fee of just $5.95. Also there are yard signs and Guest Registers available to you for a nominal fee. These items are very helpful, but not required.
3. What is a Guest Register?
It is very helpful when trying to sell your home, to keep track of all those that have showed interest in it. We offer a Guest Register to help you keep track of potential Buyers and their phone numbers. That way if you should change your sales price or decide to add features to your home, you will be able to reach all of the potential Buyers more easily. It is also a good idea to keep track of potential Buyers for security reasons. You need to know who has come into your home and when.
4. What do the Yard signs say?
The yard sign should be used in addition to your current "For Sale By Owner" sign. This helps bring added exposure specifically to YOUR listing because it advertises your specific ID#.
5. Can I make changes to my Listing?
Yes. We give you a unique ID# and Password. You can change the text and the photos at anytime with no additional cost!
6. How do you guys advertise your web site?
Once a month we use a Search Engine Submission company. Our web site is automatically submitted to search engines including AltaVista, Yahoo, Infoseek and many, many others.
7. What can I do to make sure people know my home is listed on your site?
We have made it very simple for you to use your Listing to get maximum exposure for your home! Take the following steps and you will see great results! First, use the printable fliers and make sure you place them outside with your yard sign! Don't let them run out. They have the website address AND your specific ID#, letting people know all they have to do is logon and they can see your entire home right online. Second, use the answering machine to advertise that you have a Virtual Tour! Don't be shy, just give the web address and your ID# and say something like "You can view my home anytime at www.sellitbyowner.com ID# 1234". Use the web site address and your ID# in your classified or other print advertising. For example: 3Bed 2 bath home great neighborhood. 2400 sq. Ft. 2 car garage. More info at www.sellitbyOwner.com/1234 Try and find other creative ways to use your "Virtual Tour" it will really pay off!
8. Do I have to use a Real Estate or Loan Officer to use your service?
No. However, we highly recommend that you visit our Seller Tips page to find out the benefits of using one or more of these professionals. Selling your home can be very difficult, especially when you get in to the Purchase Contract and qualifying the Buyer to purchase your home. You don't want to have things fall apart at the last minute! Take a second to learn about what these professionals have to offer. Allot of them even offer highly discounted rates!
9. Why should I work with a Loan Officer or Lender to pre-qualify my Buyers?
You want to know that your Buyer can actually afford to buy your home. Our affiliated Loan Officers are happy to provide a pre-qualification service to you at NO CHARGE. They will teach you the questions to ask your potential Buyers, so you can weed out the ones that can't readily qualify to purchase your home. Then they will help you with making sure that the Buyer is able to qualify and purchase your home within the time allotted in your Sales Contract.
10. Do I need to notify you when I sell my home?
Absolutely. Please notify us as soon as it sells. You may send an e-mail to support@sellitbyOwner.com or simply use the Update My Listing option on the home page. You can mark your home sold right there and it only takes one second.
11. Why should I search for homes using your site?
We contact hundreds of new Sellers each day. That means our database is growing and always has new Listings for you to see. You'll want to check with us often, so you find the perfect match for your needs.
12. What if a phone number for a Seller is disconnected when I try to call?
It probably means the home has sold already, but the Seller forgot to let us know. We have to keep the home in an "active" status for a full six months, unless the Seller tells us the home has sold. If you do run into a disconnected number, please send us an email indicating the number and we will try to verify the sale of the home to update our records. We appreciate your understanding!
13. What if I can't find something I like?
We can help you find the perfect home even if you don't see something you like on our website. Simply fill out the contact form at the link on the bottom of the Search page and we will search your specific area to find the perfect match.
14. Can you help me Pre-qualify for a loan or at least help me figure out what I can afford?
Absolutely! That is our specialty. You can use our Loan Calculator to get an idea of what your payments will be. Or you can use one of our Loan Specialists to help you pre-qualify. The Loan Officers affiliated with our site are more than willing to help you find out what your credit is like, what you can qualify for and start the loan process for you! Don't worry, they all offer competitive rates and low fees. They can even help if you have had credit problems or bankruptcy!
15. I've been considering using a Realtor, what do you think?
Real Estate Professionals have so much knowledge that can benefit you! We highly recommend the use of a good, competent Real Estate Agent. We have "Affiliate Members" to our website that can provide you with quality services. The best news is, typically the services a Realtor provides to you as Buyer are free to you. (The Seller pays their commissions.) The Contracts can be difficult to understand, especially if this is your new home, so you will definitely want to consider it. A Real Estate Agent will work hard to make sure that your needs are met and negotiate the best deal for you.
16. Can I still use a Realtor if I find a home being sold "By Owner"?
Yes! One of our Affiliate Members would be happy to help you out! They will need to work out their fees with the Seller, but having good representation is always to your benefit!
